The METRONET Nicholson Road Station – TOD Study project brief was to prepare a high level concept design study to explore the possibility of providing mixed-use transit-oriented development (TOD) adjacent to the proposed Nicholson Road Station.

The study explored two potential TOD options and their associated alternative station arrangements. Example key considerations and deliverables addressed in the study were;

  • Establishing what extent of TOD is possible for each option, ensuring a functional planning configuration and establishing what extent of development is economically/commercial viable / realistic.

  • Establishing the associated traffic impact each TOD will have on the station precinct and broader local road network

  • Enabling the Station design (train station and bus station) to be functionally integrated with the TOD development, multi-storey carpark and bus access off road off Tulloch Way.

  • Establishing projected yields, density, heights & land use mix

  • Benchmarking the precinct against other TODs

  • Establishing a Class 5 cost estimate for the concept design option.
